Description

La Tartufaia is a stone farmhouse dating back to 1920 and fully restored in 1997. The house develops over three levels, for a total gross size of circa 120 sqm.

The ground floor is accessed from the front court via two external doors and is divided into three rooms, currently used for storage. It features "a vista" stone walls and wood-beamed ceilings throughout, and offers the potential for conversion into a self-contained apartment. The ground floor is connected to the first floor via an internal staircase.

On the side of the house, an external stairway leads to the main entrance to the first floor. This includes a large lounge with open fireplace, the kitchen, a bathroom and the hall. The whole of the first floor has wood-panelled ceilings, and the lounge features "a vista" stone walls.

An internal staircase leads to the upper floor, which consists of one large bedroom with wood ceiling and a window offering spectacular views over the fields and the surrounding hills.

Outside, on the side of the house, there are a wood oven and a wood shed.

Water and electricity are connected, and a new drainage system has been put in place to comply with current regulations. Natural heating is provided by the fireplace and a wood stove. Irrigation of the garden and the trees near the house is guaranteed by tanks which collect rainwater.

The Land

The country estate covers a total area of 4.2 hectares, including a truffle field of circa 1.2 ha. The latter consists of circa 750 mycorrhized plants, of which 650 hazelnut trees which are also currently harvested for hazelnuts. The truffle spores were implanted in 1989, and the field has been constantly maintained and kept in good condition.

The estate also includes circa 2.4 hectares of woods, fruit trees (1500 sqm) and arable land currently used for pasture (800 sqm). The rest of the land (circa 3000 sqm) is taken by the house and the outbuildings, the court and the road.
