La Palombara

La Palombara is situated between San Severino and Apiro with views up to the hilltop medieval hamlet of Elcito. San Severino Marche is about 16km away and Apiro is about 10km from the house. The house is about 40km from the provincial town of Macerata , well-known for its summer opera programme at the Sferisterio Theatre. The closest airport is Falconara at about 45km. The closest shipping port is Ancona, the region's capital which has main line train links to both north and south. There is a good choice of seaside towns on the Adriatic coast about 50km from the property.

Description

A tastefully restored farmhouse of charm and character, La Palombara has been well maintained and improved by the current owners, who bought the house 12 years ago. It is thought to have been a mill at some time. The living areas amount to 260 sqm with about 80 sqm of terrace and portico as well. The main living accommodation is at ground and first floor levels and there is an attic floor with access to a very sunny roof terrace. There is also a basement.

The ground floor is divided into two living areas. The first of these comprises a kitchen/dining room with an open fireplace. The kitchen is equipped with dishwasher, fridge/freezer, gas hob, microwave and electric oven. There is a double ceramic sink and cupboards underneath the worktop. The attic is accessed by stairs from one of the bedrooms and comprises two areas. Currently both areas are used for storage and one has the potential to be used as further living accommodation. There is electricity in the attic and two glass block windows provide natural light. There is also a door to the tiled roof terrace which affords views over the garden and locality and has two electric wall lights.

The basement is divided into three areas. The first of these on entering is the utility room with the gas boiler, an automatic washing machine and sink unit. There is a lockable storeroom and the third area houses a toilet and wash basin.

The Garden

The terraced garden extends to about 5000 sqm leading down to a boundary stream and includes many trees and shrubs. Immediately behind the house there is a gravel courtyard with access to the "bocce" court and to the swimming pool which measures 12 meters by 5.3 meters and has a large tiled surround. The garden is private and affords many opportunities to relax in sun or shade. There is a further covered wood store area with a pizza oven and a stone built barbecue area.
