Location

Complesso Portella is a rural complex located in a panoramic position with open views of the Sibillini and the Gran Sasso mountain ranges, circa 12 km from the historic centre of Ascoli Piceno and right in the heart of the southern truffle woods.

Description

The complex comprises a large stone farmhouse, structurally restored and with utilities connected but in need of finishing, and a smaller house, also in stone, totally restored and finished to a high standard.  To the rear of the main house are three caves, currently used as utility areas.  The two houses are connected by an external stairway and, whilst relatively close to each other, both enjoy a high degree of privacy in their own separate setting.

The large stone farmhouse develops over three levels for circa 377sqm (gross), and has been restored to a “builders finish” state.  The main utilities (electricity and water) have been installed, and it still requires central heating, plastering (part of the internal stone walls could be left “a vista”), flooring, windows on the upper floor, additional partition walls as required, and finishing to taste.  The existing project foresees, on the ground floor, 2 bedrooms, a living room/open kitchen and a shower room.  On the first floor, there would be the lounge, the kitchen, a bedroom, a bathroom and a separate cloakroom.  The second floor could host a large bedroom with en-suite living room and bathroom, and a second bedroom with en-suite shower room.

The smaller house sits in its own private garden, offering uninterrupted spectacular views across the valley and to the mountains.  A former farmhouse of circa 120sqm over two floors, it has been restored to a high standard and with every comfort, including air conditioning and a fully equipped modern kitchen.  At the same time, the house retains all its original character and features, such as hand carved sandstone walls and oak beams thoughout.  On the ground floor, there is a huge open-plan kitchen/dining area. Upstairs there are 3 bedrooms, a bathroom and a dressing area, all with 4mt high exposed oak ceilings.  The house is currently used as a holiday let, bringing in circa £12,000 p.a., with further scope for winter rentals.

Outdoor, the swimming pool is set in a large lawned area surrounded by olive trees. The pool area and garden is fully lit and has a large portico for “al fresco” dining with barbeque.

The property includes 1.2 hectares of land, containing various fruit trees with the possibility of planting 600 truffle plants.  Just outside the property, fantastic nature trails open up through woods and hills, offering spectacular views and wildlife, from deers running through the woods to falcons soaring above.

Complesso Portella is for sale at €420,000.
