Casale del Molino is a detached farmhouse situated on a hill below the village of Poggio San Marcello, about 30 km from the Adriatic coast of the Le Marche region.

Set in surroundings of its own terraced gardens, woods and small orchard totaling some 1.5 hectares (3.7 acres).

The house has views across the valley and distant hills and very close to three major vineyards where the world famous Verdicchio wine is produced.

Casale del Molino (Farmhouse of the Mill) is approximately 270 years old, being shown on a map of this area dated 1739.

Casale has been completely restored and stands on two levels with separate entrances of approximately140 sqm.

There are three bedrooms, two bath/shower rooms, upper and lower halls, a kitchen/dining room and a sitting room which also has a Norwegian Jøtul wood burner.

Casale has gas central heating (newly installed boiler), and double glazed windows and doors.

There is a telephone line on the upper level which is ADSL enabled(broadband) for wireless computer use and a second telephone point on the lower level.

The house is very secure with triple doors on each level, shutters and grills to windows and a light sensor operates external corner lights automatically from dusk until dawn.

Externally there is an attached garage/storeroom, plus a very useful storeroom beside the lower level entrance door and another much larger internal storeroom to the rear.

The house is accessed by its own driveway secured by remote controlled gates and driveway lighting. There is parking for several vehicles.

The garden is well established with shrubs and flowering bushes and many thousands of bulbs have been planted which are especially beautiful in the springtime.

The woods provide valuable logs for winter time being mainly acacia, poplar and pine.

An orchard, vegetable plot and outside wood store/cutting area are close-by.

There is much flora and fauna including roe deer, porcupine, squirrel and many birds such as hoopoe, nightingale, finch, blackbird, robin and wren. Buzzards frequently call and circle overhead.

Casale's driveway joins a quiet metalled road which leads up to the village of Poggio San Marcello, just 5 minutes by car or 20 minutes on foot.

Casale del Molino is on sale at € 330,000.
